Accounts

You must give accurate details when creating an account and confirm your email address. That confirmation step exists so that every listing traces back to a real person. You are responsible for what happens under your account, so keep your password to yourself and tell us if you think someone else has it.

We may suspend or close an account that is used to publish false listings, to harass other users, or to break these terms or the law.

Publishing a listing

By publishing a listing you confirm that you own the property or are authorised by the owner to offer it, and that the details you enter are accurate to the best of your knowledge.

Every listing is reviewed by the broker before it publishes. We may decline a listing, ask for a correction, or remove one already published. Common reasons are inaccurate details, photographs that do not depict the property, and wording that would breach fair housing law.

You keep ownership of the photographs and text you upload. By uploading them you give Highlands Realty permission to display and reproduce them for the purpose of marketing that property on this site and in related promotion, for as long as the listing is published.

Do not upload anything you do not have the right to use. Photographs taken by a previous listing agent or photographer usually belong to them, not to the property owner.

Listing information is not a guarantee

Listing details on this site are supplied by sellers. We review them for obvious problems but we do not independently verify every measurement, year, zoning classification or permitted use.

Nothing on this site is an offer, a contract, an appraisal or legal, tax or financial advice. Before you rely on any figure in a purchase decision, verify it: survey the boundaries, inspect the structure, confirm zoning and permitted uses with Highlands County, and have your own professionals review the transaction.

Availability

We aim to keep the site running and accurate, but we do not promise it will be uninterrupted or error free. We may change, suspend or withdraw any part of it.

Liability

To the fullest extent permitted by Florida law, Highlands Realty LLC is not liable for indirect or consequential loss arising from use of this website, or from reliance on listing information supplied by a third party. Nothing in these terms limits liability that cannot lawfully be limited, including liability for fraud.

Brokerage relationship

Using this website does not by itself create a brokerage relationship between you and Highlands Realty. A brokerage relationship arises only through a written agreement. Florida law requires real estate licensees to make specific disclosures about brokerage relationships, and those will be provided to you in writing at the point they apply.

Governing law

These terms are governed by the laws of the State of Florida, and the courts of Highlands County, Florida have jurisdiction over any dispute arising from them.
