Highlands County, Florida
Avon Park real estate
The county’s older northern town, where the entry price is generally lower and the houses are generally older.
Buying in Avon Park
Avon Park sits at the north end of the county and is one of its oldest settlements. It is smaller than Sebring and quieter, with a long central street and a good deal of mature tree cover through the older residential grid. Buyers who find Sebring priced above what they want often look here next.
The housing stock skews older, which cuts both ways. You get more square footage and more land for the money, and you get more deferred maintenance to price in. Wood frame homes from the middle of the last century are common in the older streets, alongside later block construction further out.
A state college campus sits in the town, which supports a rental market that does not exist to the same degree elsewhere in the county. Investors buying small multi family here are usually buying for steady local occupancy rather than seasonal demand, and that is a different calculation.
What trades here
- Older single family homes
- Larger lots, more original detail, more maintenance to account for.
- Small multi family
- Duplexes and fourplexes that rarely reach a wide market.
- Main street commercial
- Storefront space at a lower entry cost than the US 27 corridor.
- Edge of town acreage
- Where the grid gives way to pasture and grove land.
