Lake Placid sits at the south end of Highlands County and is defined by water. There are a great many lakes in and around the town, and that shapes the market more than any other factor. A large share of demand here is for frontage, access, or a view, and properties without any of the three compete on different terms entirely.
The town is known for the murals painted across its buildings and for caladium growing, which is a genuine local industry rather than a tourist line. That agricultural base means the surrounding land market is active in its own right: grove parcels, nursery ground and pasture change hands here in a way they do not around Sebring.
For buyers, the practical consequence is that Lake Placid rewards specificity. Two houses a quarter mile apart can sit in completely different markets depending on which lake they touch and whether the water is navigable, spring fed or seasonal.
