Buying in Lorida

Lorida is a small unincorporated community on the eastern side of Highlands County. It is genuinely rural. There is no subdivision market here in the way there is around Sebring, and buyers arriving with suburban expectations tend to be surprised by how far apart things are.

The market is dominated by land: pasture, grove ground, and rural homesteads on acreage. Lake Istokpoga lies to the east and is a serious draw for fishing, which supports a modest market in camps, cottages and lots oriented to the water rather than to the road.

Because so few properties trade here in any given year, comparable sales are scarce and pricing is more of a judgement than an arithmetic exercise. That is precisely the situation where getting an experienced read matters, and where an out of area valuation model tends to be furthest from reality.
