Marc Oram is the broker of record for Highlands Realty, working under Florida brokerage license CQ1073783 from the office at 1225 US Highway 27 South, Suite 103 in Sebring.

He holds the CCIM designation. That credential is worth explaining, because most buyers and sellers have never had a reason to care about it. CCIM stands for Certified Commercial Investment Member, and it is awarded by the CCIM Institute only after a candidate completes a graduate level curriculum in financial analysis, market analysis, user decision analysis and investment analysis, and then submits a portfolio of qualifying transactions for review. It is not a weekend course and it is not automatic with time served.

What that means in practice is that the analysis behind a price recommendation is the same discipline whether the property is a shopping strip or a three bedroom house. Cash flow, comparable transactions, the cost of the deferred maintenance a buyer will discover in inspection, and what the property is genuinely worth to the narrow set of people who would actually want it.

Highlands County rewards that kind of care. It is a market of roughly a hundred thousand people spread across Sebring, Avon Park, Lake Placid and the smaller communities between them. Inventory is thin and buyers are specific. The right buyer for a piece of grove acreage is often already farming nearby. Getting that match right matters more than volume.
